The concept is characterized by strong volumes composed by different materials and connected to each others. Those volumes have few windows along the street, but are completely opened toward the common space in the middle of the plot. The use of materials such as steel, glass, wood and natural stone, and the planning of many wide terraces at every level and a roof garden.
To improve the energy efficiency the walls are ventilated in a traditional way to waste daily direct radiation. The same principle will be used in the roofs. This is also usable for windows that should have both low thermal transmission and a cavity to permit ventilation.
thermal exchange with earth. As earth maintains an almost constant temperature few meters under the surface, it permits to cool structures during the night, to contrast sun irradiation during the day and to stagger the thermal peak. This will permit the use of high comfort and low power consumption systems inside (radiant air conditioning with control of the humidity) cooling by the water of swimming pools,
of the pool in the boulevard (plot 342-398) and of the fountain in the common square (plot 332-269) using the principle of the cooling by evaporation. Air heat is transferred to water under the form of latent heat to produce evaporation. As a result both the air will be cooled and the humidity will rise giving a better comfort. natural ventilation uses the stack effect that is temperature induced.
